LAND DESIGN, which is located at Hauppauge, New York, was established in 1971.

LAND DESIGN specializes in a broad range of projects involving residential and commercial design from planned unit developments of a multi-use nature to recreational communities and cluster developments. LAND DESIGN also provides expertise in the field of commercial and industrial site design, environmental assessment and impact, recreational planning, including marina, park and golf course design, as well as professional and expert testimony.

Our team has a long and successful history in site/civil design, having worked in tandem with land development, surveying and environmental experts to deliver creative and cost-effective designs.  Construction Management / Construction Inspection Services

 Our team coordinates and supervise the construction process from the conceptual development stage through final construction making sure that the project gets done on time and within budget. They often work with owners, engineers, architects, and others who are involved in the construction process. Our construction managers can oversee the planning, scheduling, and implementation of the construction designs, find the most cost-effective plan and schedule for completing the project, divide all required construction site activities into logical steps, budgeting the time required to meet established deadlines. Our construction managers also oversee the selection of general contractors and trade contractors to complete specific pieces of the project, determine the labor requirements and, in some cases, supervise or monitor the hiring and dismissal of workers, direct and monitor the progress of construction activities and oversee the performance of all trade contractors to ensure that all work is completed on schedule

 Surveying / Mapping

Land Design provides surveying and mapping services in direct support of the other primary services offered by the firm.  Through the direct management and integration of the data into our design systems, there is an increased efficiency and level of technical proficiency. Land Design provides surveying and mapping to a diverse clientele.  Specific surveying and mapping services including topographic and detailed mapping, land planning, streets and highways and Construction stakeouts.

 Value Engineering

Value engineering can be defined as an organized effort directed at analyzing designed building features, systems, equipment, and material selections for the purpose of achieving essential functions at the lowest life cycle cost consistent with required performance, quality, reliability, and safety.

In the design and planning phases of each project, our team applies value engineering, and considers alternative design solutions to optimize the expected cost/worth ratio of projects at completion. Value engineering elicits ideas on ways of maintaining or enhancing results while reducing life cycle costs.

In the construction phase, the team draws on their special 'know-how' to propose changes that cut costs while maintaining or enhancing quality, value, and functional performance.

Traffic Studies

Our design team has successfully completed design projects for roadways ranging from highways to multi-lane arterials to local residential roadways. Each of these projects were performed according to local standards to ensure that the roadways were reconstructed in the most cost-effective manner.

Our team has extensive experience in the field of traffic engineering, having recently successfully completed a wide variety of projects. These projects include traffic signal rebuilds, traffic signal timing using Synchro and TEAPAC and traffic impact studies.  In the Transportation Planning field, our team has performed studies to determine the existing conditions within corridors and to determine what improvements can be done to facilitate travel in the areas. The studies have been performed for state highways in downtown areas, at intersections of multi-lane arterials, and for areas where bike paths are being considered. Each study included analysis techniques including existing traffic counts, accident analysis, trip generation and estimation of future traffic volumes. Also, traffic conflict studies were performed to determine accident causing factors not apparent in accident reports.
